Our clients arrive with capital already allocated and no appetite for a second occupation. Property is the asset they want to hold. The operational work is the part they would rather not.

We take on that operational work in full, sourcing, structuring and running the portfolio, so the client owns the outcome without the obligation.

Who this is for

Capital already set aside, and no wish to run anything.

Established professionals and founders who want to hold a cash-flowing property portfolio, and who would rather delegate the operation in full than acquire a second occupation to manage it.

What we take off your plate

Sourcing, structuring, staffing and reporting.

Units identified and underwritten, leases secured, fit-out and compliance handled, then run day to day by the firm's own operators. Performance reported on a fixed cycle. You hold the portfolio and carry no operational role in it.

The model

Four stages, one mandate.

Every portfolio moves through the same sequence, and the firm carries all four.

01

Source

Units identified, landlords approached and terms agreed, then modelled against the standard before anything is committed.

02

Structure

The lease secured on a company let with written consent, then fit-out, furnishing and compliance to an operating standard.

03

Operate

Run day to day by the firm's operator team. Pricing, guests, turnaround, maintenance and cost control sit with Wilton.

04

Report

Performance, occupancy and net position reported on a fixed cycle. You hold the portfolio and carry no operational role.

The comparison

Why our clients choose leased portfolios.

A standard buy-to-let and professionally operated serviced accommodation are not the same asset. The difference is cash flow.

Standard buy-to-let

One tenant, one rent, one lease. Predictable, and the baseline everybody already knows.

Operated serviced accommodation

The same building, run as an operating business by the firm's team. More work, and materially more cash flow.

Illustrative only. Market examples on a £200,000 property, not Wilton client results and not a forecast. Gross figures differ materially from net because operating costs on serviced accommodation are higher. Returns are not guaranteed and your capital is at risk. Sources: UK average buy-to-let gross rental yield of approximately 5.6% per Zoopla (via Wise, 2025); illustrative buy-to-let versus serviced-accommodation comparison per propertyinvestmentsuk.co.uk.
On a £200,000 property Standard buy-to-let Operated serviced accommodation
Gross annual income ~£12,0006% gross ~£27,00013.5% gross
Net annual income ~£10,0005% net ~£15,0007.5% net
Relative cash flow Baseline ~1.5× net, ~2×+ gross

The anchor. The UK average buy-to-let gross rental yield sits at about 5.6%. That is the baseline most people already know, and it is the number the comparison above is set against.

What that means for you. Wilton captures the higher operated cash flow on leased property, so the client accesses it without buying, without a mortgage, without a large deposit, and without operating anything.

Working with the firm

The mandate, or the method.

Asset management is the firm's principal offering. Advisory exists for the smaller number of clients who intend to operate a portfolio themselves.

Asset Management

Wilton builds and runs the portfolio in full. You commit the capital and hold the asset; every operational decision, cost and person sits with the firm.

  • Units sourced and leases secured on your behalf
  • Fit-out, compliance and launch handled end to end
  • Day-to-day operation by the firm's operator team
  • Portfolio reporting on a fixed cycle

Advisory

For clients who intend to run the operation themselves and want the firm's systems, contracts and judgement behind them.

  • Sourcing and negotiation frameworks
  • Operating documents and contracts
  • Structured review as the portfolio is built

Who we work with.

  • You have capital ready to put to work, from £15,000
  • You are an established professional or a founder
  • You want to own a cash-flowing portfolio without operating it
  • You are comfortable letting a dedicated team run it end to end

The firm

Senior by design.

Wilton is deliberately senior. Every mandate is handled by experienced operators rather than passed down to a junior desk, and the firm is backed by a network of institutional and family-office relationships.

This is not a volume business. It is a selective one, and a meaningful proportion of conversations end with the firm saying no.

Our work.

Mandates are taken at portfolio scale, from clients whose capital is already committed. Three are documented to review standard. Capital committed by the client is not disclosed, and client identities are held in confidence.

Programmatic build-out

Financial services · London

Capital allocated, no operating capability, and no intention of leaving the profession to acquire one. Wilton underwrote, secured and now runs the portfolio in full.

8Assets under management £144,000Gross annualised run rate

Allocation preserved at underwriting

Professional services

A first allocation with a deposit close to being committed. One asset was declined before signature and the capital redeployed into one that cleared the standard.

Capacity-constrained mandate

Held alongside employment

The client instructed a cap rather than deploying to the limit of the capital available. Built to that ceiling without disturbing either standing commitment.

Working with Wilton and the team has been very smooth. It gave me the confidence to leave my job at Morgan Stanley and pursue my business full time.

Mandate figures are as reported by the client at the point of review. Annual figures are the reported monthly position annualised at that date and are a run rate rather than a completed year. Individual outcomes are not a projection of what you should expect.
